Pre-Refurbishment

The property had lain empty for a number for years due to a combination of high asking price and potential purchasers’ unwillingness to commit to such a large-scale redevelopment

As Hannah’s pre-refurbishment walkround illustrates, there are a number of problems with the property that might dissuade the type of investor looking for more of a turn-key opportunity, while even more experienced investors might also baulk at the substantial structural and cosmetic work required to bring this property to a habitable condition

The Brief

The property was formerly a Doctor’s Surgery and given it had been empty for 5 years was in need of modernisation and redesign throughout.  Having conducted a detailed analysis of the property, the following work was scheduled:

+ Double glazing throughout the property
+ Full electrical rewire
+ Fitting wired-in smoke alarm and sprinkler system throughout the property
+ Installation of gas central heating through the property including two new gas boilers and HIVE system
+ Connection of gas supply from mains outside property
+ Full damp course and dry rot treatment throughout the property
+ Replacement of rotten floor joists
+ Repositioning of rear door from bathroom to kitchen
+ Supply and fitting of two new kitchens including all appliances, surfaces and floor
+ Fitting of modern plastic water pipes to replace the old lead system
+ Installation of new telephone system including broadband
+ Fitting of 2 new modern bathroom suites
+ Repair and plaster interior walls and replace skirting board and all interior doors to FD30 standard
+ Insulate roof space to the latest standards
+ Fix broken / loose floorboards and fit new carpets throughout
+ Remove large hazel tree from rear yard to prevent damage to foundations
