During the next phase we arrange a meeting, telephone or Skype call to further discuss your situation and based on our initial discussion and using the contents of your Profile, cover in greater detail 3 key areas:

1. Where are You Now?

As properties we source are in demand and often available only for a short period, we establish your budget and credit rating and ask for proof of funds (e.g. demonstration of cash position or mortgage offer in principle) so that we are able to progress a purchase without delay. At this stage, and in consultation with you, we may also suggest meeting with a financial services’ professional (e.g. wealth manager, IFA, property lawyer, or tax accountant) to see where property investment fits into your overall financial planning and wealth management plans. This stage can be bypassed if necessary. We can also suggest alternative ways to finance a purchase beyond a traditional buy to let mortgage

2. Where do You Want to be in 5 – 10 Years’ Time?

3. Where do You Want to be in 6 Month’s Time?

Here we source very specific properties in specific areas as directed by your PIP. This approach is useful if you are an experienced investor looking for a particular property to expand your portfolio, perhaps because it ties in with your chosen investment strategy or risk profile, you are seeking a particular ROI, or it is what you are familiar with. This approach also works for new investors who are clear on the property they want

Approach 2: General Sourcing

In this approach, we identify properties that match an investor’s general criteria. General criteria work best for investors who wish to spread risk around different property types or are not concerned about a specific area or property type

Investors’ Pack, Due Diligence, and Investment Appraisal

Candidate properties are refined in consultation with you and a bespoke and detailed ‘Investors’ Brochure’ produced. The pack provides a frank and objective assessment of property condition, rental potential, conversion costs, local employment, current and proposed economic regeneration, as well as maps and photographs. Investment appraisal spreadsheets are also provided detailing projected financial returns over a 10‐year period for a number of purchasing, financing, and letting options

Throughout this phase communication is paramount and we update you on progress regularly through telephone and Skype calls or face-to-face meetings

Step 3: Property Viewings and Purchase Decision

Property Viewings

Once you have evaluated your Investor Brochure and identified a property or properties that you like then we may need to move quickly. Depending on the circumstances we may occasionally be able to ‘lock out’ a property for days or even weeks. However given the competitive nature of the property market this is not always possible, and it is here where work done previously to qualify investors pays dividends, as we are not waiting for pieces to slot into place before we can pursue a purchase

Initial and subsequent viewings can now be arranged and depending on timing these may or may not coincide with our Property Investor Days. If required we can accompany you during viewings to provide impartial guidance and ask questions that support sound investment decision making. We can also arrange for builders to be present to get a perspective on possible improvements. Of course, being present for viewings yourself may not always be practical and in these circumstances we can conduct these on your behalf, providing additional photographs or video and further analysis on suitability

Making a Decision

During the above process we provide full support and communicate regularly so that you can make an informed decision. Property investment is a big commitment and pressuring clients to make a decision is not in your financial or our reputational interests. Therefore while prior to this stage we will have completed a great deal of work behind the scenes so that we propose only those properties that closely match your requirements and we consider suitable, we proceed to the next stage only when you are completely happy with your decision

Step 4: Formal Offer and Purchase

Should you wish to make an offer, we will brief you on negotiation tactics and if required conduct these with you or on your behalf. One of Limelight’s refurbishment projects was purchased and refurbished using a combination of owners’ capital and funding from private investors.  A significant proportion of this private capital was sourced through the peer-to-peer lending company Crowdproperty, created by the founder of property investors network (pin) Simon Zutshi to offer private property investors the opportunity to support a range of vetted developments

In ‘The Options’ section above we discuss how investors can invest with Limelight in one of 3 ways: in yourself, in us, and with us.  Limelight’s pub-to-HMO conversion project offers an ideal example of how prospective lenders may invest in us be this through a third party such as Crowdproperty or direct, to receive returns that are potentially greater then that offered by alternative investments
