Property Inspections

We undertake detailed property inspections on a schedule agreed with our clients to ensure they are well-run, cost efficient, and that the tenants are happy.  A detailed report is prepared after each visit, which in addition to commenting generally on condition and tenant feedback outlines any works required at the property to comply with the occupational lease

Property Maintenance

We schedule and manage routine, preventative and reactive maintenance for all plant and equipment.  Limelight’s responsive network of qualified and insured tradespeople are on call 24 / 7 / 365 to ensure our clients’ tenants are supported and the property is able to function as intended.  Invoices are settled only when work has been inspected and signed off by Limelight

Client Reporting

Successful property management relies upon excellent communication between client, agency, and tenant.  Limelight’s director will lead regular management meetings with the client during which reporting on topics such as tenancy schedule, service charge budget, financial and accounting performance, and lease and rent renewal schedule can be discussed

Rent Collection

The primary reason our clients own investment property is to generate income and return on investment.  In addition to caring for the property and administering leases we also undertake the invoicing, administration and collection of rent.  Should the situation demand it, Limelight will also instruct solicitors and / or baliffs to recover monies outstanding

Legislatory Compliance

Should the landlord be responsible for all or the common parts of a building, Limelight can monitor client and tenant compliance with statutory obligations including, asbestos, fire risk assessments, Disability Discrimination Act compliance and water treatment.  This would be undertaken direct or through the service charge provisions depending on the specific lease terms

Client Helpdesk
